Because of our commitment to excellence we are a great deal for the Florida consumer. But, not all Realtors® nor flat fee MLS services offer a dependable level of customer and may not be a good deal for consumers.
Understanding what we do at ADDvantage® might help you understand our business model. We offer 3 distinctly different versions of flat fee MLS listings.
Our basic flat fee MLS listing is our "traditional" listing plan $349. Our next service level is called ADDvantage Plus™ ($799 plus $799 at close) which is our "traditional-contract-to-close” listing plan and lastly our "hybrid flat fee MLS listing” plan which is contract-to-close" as well called ADDvantage Success™ ($699 plus $495 at close).
Depending on your needs, one of our 3 levels of service will offer you a flat fee plan that will deliver good value and we guarantee great service!
Our "traditional" flat fee MLS listing is called MLS ADDvantage $349. In this plan, you will be "self-represented" and all "buyer leads" from all sources belong to you. This one sentence explains this program. But, because there are certain industry nuances that can affect your success, a longer definition might be helpful. Being "self-represented" means you would be responsible to negotiate with Realtors® and unrepresented buyers. As well, you will be receiving quite a few calls from Realtors® requesting showing instructions. We also will receive Realtor® calls which are promptly transcribed into an email and forwarded to you from 8:00am-8:00pm 7 days a week. About 40% of the Realtors® that view your listing in the MLS will not call you even though it clearly states under Realtor remarks to "call Seller directly for all showings." Many don't pay attention to these remarks or can't find the seller and call the flat fee MLS listing broker. If your broker is not "phone reliable" and assist these lost Realtors®® with showing instructions then you lost a showing and a possible sale. Most by owners in Florida are surprised to learn that no seller contact information is allowed in Realtor.com...Just the listing broker. It is imperative that you can rely on your flat fee MLS Florida broker to answer their phone in a professional manor and offer these callers the "showing instructions" and forward all emails that come from sources such as Realtor.com. Another consideration is the reputation of the flat rate MLS broker. ADDvantage enjoys the highest reputation with Florida Realtors® and we have erned it! All calls have since 2005 have been answered live 12 hours a day. Most full-service Realtors® or flat fee MLS listing services do not reliably answer their phone. Once a Realtor or flat fee broker gets a bad reputation Realtors® will often pass over that listing. Many of our listings at ADDvantage® are ADDvantage Plus™ or ADDvantage Success™ type listing which are in essence full-service/flat fee. For these listings we take 100% of the calls, schedule all appointments, negotiate and close the deal. This keeps our reputation among fellow Florida Realtors very high. We are known as a "concierge" discount Florida MLS broker.
Our next level of service is a "traditional flat fee MLS listing with contract-to-close" added. We call this service ADDvantage Plus™. There are three differences between ADDvantage Plus™ and MLS ADDvantage®. First and foremost, we negotiate all offers and close the deal with any title company of your choosing. Second, we take all calls and schedule all showings. Your number is not published. Next, you get Street Smart ADDvantage® Realtor eblast marketing if you offer at least a 4% buyer's agent commission. To conclude, ADDvantage Plus™ listings are inputted into the MLS as an "Excusive Right of Sale Listing" which is the same as full-service...Not "exclusive agency" as all other flat fee MLS listings are inputted. I am an experienced contract negotiator with 25 years as a broker in Florida. I will likely negotiate a higher and overall better deal than a "self-represented" seller will. As well, our 8:00am-8:00pm concierge phone support presents itself as a more professional listing to Realtors®. (Cost $799 plus $799 at close)
Our next level of service is a "hybrid-flat fee MLS plan called ADDvantage Success™." There is only one difference between ADDvantage Plus™ and ADDvantage Success™, buyer leads. Our local agents work all buyer leads that come our way in an attempt sell your home. They earn the same buyer's agent commission that you are offering all agents. If you are offering 3%, that's what our agents would earn if they are successful selling your home. If another agent sells, then they earn this commission. Only one commission is paid, just like all our flat fee plans. The odds are that our agents will not end up with the sale. This is one reason why flat fee MLS is a good deal for the Florida consumer because listing agents seldom have the buyer! Regardless of whether our agent or an outside agent has the buyer, you will receive contract-to-close service. ($699 upfront and $495 at close if we don’t have the buyer…If we do, no closing fee).

Use a professionally-done yard sign. Realtors® fear For Sale By Owner signs (white and red; generic) because they mean FSBO and not necessarily MLS listed. As well, For Sale By Owner signs promote the seller's phone number and that is not necessarily what a Realtor® wants their client to see. The best thing to do is to use a metal ADDvantage® sign with our number on it. This means you get a professional MLS administrator answering the phone for you 8:00am-8:00pm 7 days a week, and we forward all buyer leads to you and schedule appointments. This service is called Agent Assure® and is $199 as an add-on or free with our ADDvantage Success™ program.
List on the Multiple Listing Service without giving up the right to sell By Owner and get 100% contract-to-close representation.
